    It depends on the home: some buildings have a residents’ beach, others are steps from a public beach. Each listing describes its access.

    Yes. Holiday homes are regulated by Dubai’s Department of Economy and Tourism (DET), which licenses each home and requires every guest to be registered. Where available, the permit number is shown on the home’s page.

    What is included in the nightly price?

    The nightly price shown is all-in: cleaning and service fees are already included. The total on the “Confirm and pay” page is the full price, and no fee is added on arrival.

    Is a security deposit required?

    Some homes, mainly large villas, require a refundable security deposit. If yours does, our concierge tells you the amount before you arrive, and it is returned after check-out.

    What do I need to check in?

    A passport (or Emirates ID for residents) for every guest, shown at check-in for the mandatory DET registration. The main guest must be 18 or older. Check-in is usually from 15:00 and check-out by 11:00.
