Where to stay in Dubai: the 8 best areas for your trip
Where you stay in Dubai decides how long you spend in taxis and how close you are to the beach or the Burj Khalifa. Here is how the eight best areas compare for visitors, with real prices from the holiday homes listed on DubaiCrypt.
The short answer
For a first visit without a car, stay in Dubai Marina or JBR: the beach, a waterfront promenade, the metro and the tram are on your doorstep. For the Burj Khalifa, Dubai Mall and the quickest airport transfer, choose Downtown Dubai. Families and groups who want a private pool or beach should look at Palm Jumeirah, and value seekers at Business Bay or, with a car, JVC.
The 8 best areas at a glance
The table compares the areas visitors ask about most. Prices are per night for a 1-bedroom holiday home on DubaiCrypt, October 2026, with cleaning and service fees included. “From” is the cheapest home listed; “median” is the middle of the range and a better guide to what most stays cost. Travel times are approximate and come from our area pages.
| Area | Best for | Beach | Metro / tram | Homes on DubaiCrypt | 1 bedroom: from / median |
|---|---|---|---|---|---|
| Dubai Marina | Couples, friends, first visits | 5-minute walk | Metro and tram | 90 | $100 / $199 |
| JBR | Families, beach lovers | On the sand | Tram (JBR 1 and 2) | 61 | $114 / $172 (4 homes) |
| Downtown Dubai | First visits, shoppers, couples | About 15 min by car | Metro (Burj Khalifa/Dubai Mall) | 158 | $126 / $296 |
| Palm Jumeirah | Families, groups, celebrations | Beach access in 109 of 114 homes | Monorail on the trunk | 114 | $159 / $254 |
| Business Bay | Value, business trips, monthly stays | About 15 min by car | Metro (Business Bay) | 135 | $76 / $215 |
| Jumeirah | Couples, repeat visitors, beach lovers | 5–15 min | No metro; nearest about 10 min away | 22 | $146 / $197 |
| Dubai Hills | Families, golfers, long stays | About 20 min by car | No metro; car or taxi | 21 | $125 / $154 |
| Dubai Creek Harbour | Monthly stays, stopovers | Creek Beach on site | No metro yet; Blue Line due 2029 | 4 | $162 / $181 |
| JVC (value pick) | Long stays, remote workers, value | About 20 min by car | No metro; car or taxi | 57 | $48 / $108 |
| Bur Dubai | Culture lovers, solo travellers, budget | About 15 min by car | Metro (BurJuman, ADCB) | 17 | $65 / $145 |
Two caveats. Small samples move a lot: Dubai Creek Harbour has only four homes listed, and JBR only four 1-bedroom homes, because most JBR apartments have two to four bedrooms. And prices change with the season, so use the figures to compare areas rather than to predict the price for your dates.
1. Dubai Marina: best for a first visit without a car
Dubai Marina is a man-made canal lined with residential towers, with the Marina Walk promenade running along the water and dhow and yacht cruises leaving from its pontoons. The beach at JBR is a five-minute walk away, and the tram and two metro stations put the rest of the city within reach. For many first-time visitors it is the easiest all-round base: a swim in the sea in the morning, dinner by the water in the evening and Downtown a metro ride away.
- Best for: couples, friends and first-time visitors
- Pros: the beach within walking distance, a long choice of restaurants and cafés along the water, metro and tram on site, a wide choice of apartments
- Cons: about 35 minutes from DXB airport and 25 minutes from Downtown by road; lively and busy at weekends; almost no Burj Khalifa views (one home on DubaiCrypt has one)
Getting around: the Dubai Tram runs through the Marina and connects with the Red Line metro at DMCC and Sobha Realty stations. The Red Line then takes you to Mall of the Emirates, Downtown, Business Bay and Bur Dubai without changing trains.
What it costs: on DubaiCrypt, October 2026, 90 homes are listed in Dubai Marina: studios from $82 a night (median $124), 1-bedroom homes from $100 (median $199) and 2-bedroom homes from $146 (median $396). 31 of them come with beach access. See all Dubai Marina holiday homes.
2. JBR: best for the beach on your doorstep
Jumeirah Beach Residence (JBR) is the line of towers right on the sand next to the Marina. At their feet, The Walk and The Beach mix cafés, shops and restaurants with the seafront, which makes JBR the natural choice when the sea is the main reason for your trip. It feels like a resort without being one: you step out of the lobby and onto the beach.
- Best for: families, beach lovers and long weekends
- Pros: direct beach access from most homes (54 of the 61 listed), Dubai Marina five minutes away on foot, plenty of larger apartments for families and groups
- Cons: around 40 minutes from DXB; The Walk is busy at weekends and on holidays; few small apartments, so couples may pay for space they do not need
Getting around: two tram stops, JBR 1 and JBR 2, serve the towers, and the tram links to the metro at DMCC and Sobha Realty. Bluewaters island is about a 10-minute walk away.
What it costs: on DubaiCrypt, October 2026, 61 homes are listed in JBR. Most have two bedrooms or more: 2-bedroom homes start at $144 a night (median $438), 3-bedroom homes at $222 (median $641) and 4-bedroom homes at $224 (median $526). The four 1-bedroom homes start at $114. See all JBR holiday homes.
3. Downtown Dubai: best for the Burj Khalifa and shopping
If the Burj Khalifa is why you are coming, stay in Downtown. Dubai Mall, the Dubai Fountain and Dubai Opera are all within walking distance, and fountain-view apartments put the show right below your balcony. According to Emaar, afternoon shows run at 1 pm and 1.30 pm (2 pm and 2.30 pm on Fridays) and evening shows every 30 minutes from 6 pm to 11 pm. Downtown is also one of the closest areas to the airport, about 20 minutes by road.
- Best for: first-time visitors, couples and shoppers
- Pros: Dubai’s most famous views (118 of the 158 homes listed have a Burj Khalifa view), a metro station at Dubai Mall, a short airport transfer and the largest choice of homes on DubaiCrypt
- Cons: no beach (the nearest is about 15 minutes away by car); higher prices than Business Bay next door; crowds and road closures on New Year’s Eve, when roads around the Boulevard closed from 4 pm in 2025
Getting around: Burj Khalifa/Dubai Mall station is on the Red Line, which runs to Business Bay, the Marina and Bur Dubai. For the beach, Jumeirah is about 10 minutes away by taxi.
What it costs: on DubaiCrypt, October 2026, 158 homes are listed in Downtown: studios from $94 a night (median $127), 1-bedroom homes from $126 (median $296) and 2-bedroom homes from $178 (median $486). See all Downtown Dubai holiday homes or browse homes with a Burj Khalifa view.
4. Palm Jumeirah: best for villas, pools and private beaches
The Palm is where you go for space and privacy. Many villas on the fronds come with a garden, a pool and their own stretch of sand, and the apartment towers on the trunk usually have residents’ beaches and pools. It suits families, groups and celebrations, and it is home to some of Dubai’s best-known resorts and beach clubs, with Atlantis on the crescent.
- Best for: families, groups and celebrations
- Pros: beach access from almost every home listed (109 of 114), 42 villas and 20 homes with a private pool, a calm and residential feel
- Cons: about 40 minutes from DXB; distances along the fronds are long, so you will want a car or taxis; large villas are the most expensive homes in this guide
Getting around: the Palm Monorail runs along the trunk from the Gateway station, which connects with the Palm Jumeirah tram stop, to Atlantis. It was suspended for about six months over 2025–26 and resumed in June 2026, so check that it is running before you rely on it. Most guests use taxis or rent a car.
What it costs: on DubaiCrypt, October 2026, 114 homes are listed on the Palm: 1-bedroom apartments from $159 a night (median $254), 2-bedroom homes from $205 (median $398) and villas with five bedrooms or more from $633 (median $2,145). See all Palm Jumeirah holiday homes or villas with a private pool.
5. Business Bay: best for value next to Downtown
Business Bay wraps around the Dubai Water Canal right next to Downtown. It is a district of offices and residential towers, so it is calmer in the evening than the Marina, yet Dubai Mall is five to ten minutes away and many apartments look straight at the Burj Khalifa. It offers some of the best value in central Dubai and is a popular base for stays of a month or more.
- Best for: business travellers, value seekers and monthly stays
- Pros: central and about 18 minutes from DXB; 64 homes listed with a Burj Khalifa view; the widest choice of studios and 1-bedroom homes on DubaiCrypt
- Cons: no beach (about 15 minutes away by car); more of a business-district feel than a holiday one; depending on the tower, Dubai Mall is a walk or a short taxi ride
Getting around: Business Bay metro station is on the Red Line, next to Downtown, and Dubai Mall is a short taxi ride away.
What it costs: on DubaiCrypt, October 2026, 135 homes are listed in Business Bay: studios from $72 a night (median $130), 1-bedroom homes from $76 (median $215) and 2-bedroom homes from $163 (median $236). See all Business Bay holiday homes.
6. Jumeirah: best for a quieter, low-rise beach stay
Jumeirah is the long, low-rise coastal strip that runs from near Downtown towards the Burj Al Arab: villas, small malls, beach parks, La Mer and Kite Beach. It feels local and relaxed, and it suits travellers who have seen the towers before and want the sea without the crowds.
- Best for: couples, repeat visitors and beach lovers
- Pros: beaches 5–15 minutes away, about 10 minutes from Downtown and 20 from DXB, low-rise streets with independent cafés
- Cons: no metro (the nearest station, World Trade Centre, is about 10 minutes away); a small choice of holiday homes (22 on DubaiCrypt); you will rely on taxis or a car
Getting around: taxis are the norm here, and a rental car makes sense if you want to explore the coast.
What it costs: on DubaiCrypt, October 2026, 22 homes are listed in Jumeirah, from $113 a night. 1-bedroom homes start at $146 (median $197), including apartments at Port de La Mer. See all Jumeirah holiday homes.
7. Dubai Hills and Creek Harbour: best for calm, green and new
These two newer communities suit travellers who prefer space and quiet to nightlife. Dubai Hills is built around a championship golf course, with a large park and Dubai Hills Mall about five minutes away; it works well for families on longer stays. Dubai Creek Harbour, across the water from Downtown, has a lagoon beach (Creek Beach), the Ras Al Khor Wildlife Sanctuary next door and wide skyline views, and it is only about 12 minutes from DXB.
- Best for: families, golfers, monthly stays and stopovers
- Pros: calm, green and modern; Creek Harbour is one of the closest areas to the airport; Dubai Hills has villas for larger groups
- Cons: no metro today (a Blue Line station at Creek Harbour is due to open in September 2029); the beach is about 20 minutes away from Dubai Hills; a small choice of homes (21 in Dubai Hills, four in Creek Harbour)
Getting around: plan on taxis or a car in both areas; Downtown is about 15 minutes away from either.
What it costs: on DubaiCrypt, October 2026, 1-bedroom homes in Dubai Hills start at $125 a night (median $154) and villas with five bedrooms or more at $709. In Dubai Creek Harbour, 1-bedroom homes start at $162 (median $181). See Dubai Hills holiday homes and Dubai Creek Harbour holiday homes.
A value alternative: JVC
Jumeirah Village Circle (JVC) is a quiet residential community in new Dubai, about 15 minutes from the Marina, 20 from Downtown and 30 from DXB. There is no metro, so you need a car or taxis, but prices are the lowest of any area in this guide: on DubaiCrypt, October 2026, studios start at $41 a night (median $86) and 1-bedroom homes at $48 (median $108). It works well for remote workers and long stays. See all JVC holiday homes.
8. Bur Dubai and Deira: best for culture and budget
Old Dubai grew up on both banks of Dubai Creek. On the Bur Dubai side are the Al Fahidi Historical Neighbourhood, the Textile Souk and the Al Seef waterfront; across the water in Deira are the Gold Souk and the Spice Souk. Traditional abras cross the creek between the Bur Dubai and Deira Old Souq stations for AED 1 per passenger, paid in cash. It is the most local, least polished part of the city, and the best value for travellers who want character rather than glass towers.
- Best for: culture lovers, solo travellers, and budget or long stays
- Pros: about 15 minutes from DXB and 10 from Downtown; the metro on your doorstep; the city’s heritage, markets and street food
- Cons: no beach (about 15 minutes away by car); older buildings and busy streets; a small choice of holiday homes, and none in Deira on DubaiCrypt today
Getting around: Bur Dubai has BurJuman and ADCB stations on the Red Line, and the abras link it to Deira in a few minutes.
What it costs: on DubaiCrypt, October 2026, 17 homes are listed in Bur Dubai: studios from $66 a night (median $76) and 1-bedroom homes from $65 (median $145). See all Bur Dubai holiday homes.
